How Much Time Should You Set Aside For The Home Inspector?

If there’s one thing you can say about residential properties, it’s the fact that they are comprised of a complex combination of elements.  This includes the electrical, HVAC, and plumbing systems as well as numerous structural components.  When a house is in the process of being sold, many buyers will settle for making simple repairs.  However, it’s important to know what you’re buying underneath the surface.  This is where a professional home inspection can make a difference.

The Impact of COVID-19

The COVID-19 pandemic has had many home sellers laying low while many others have decided to pull their homes off the market altogether.  On the others who see an opportunity to watch for properties at historically low-interest rates.  Because of these record low rates, many feel that no is the perfect time to buy.  If you’re planning on buying at the present time, it’s a good idea to schedule a home inspection so you’re in a better position to make that decision.

How long does a post-COVID-19 Home Inspection take?

Home inspections normally take up to 4 hours under normal circumstances.  A veteran home inspector will take roughly two hours to inspect a 1,500 sq. ft. home.  For every additional 500 sq. ft., add an extra half hour for the job.  Although the pandemic hasn’t extended the amount of time needed to complete the inspection process, inspectors are now required to take extra safety precautions which in turn are adding to that timeframe.

An experienced inspector understands why social distancing is important while they’re interacting with the homeowner during the inspection process.  They also realize that other family members and friends will enter the home once they’ve finished.  Thus, they wear safety gear and special protective gloves while working.  This, too, will add more time to the inspection process. There are other factors that can affect the timeframe include:

  • More time will be required to inspect larger homes that have multiple air conditioning and heating systems

  • The amount of experience the inspector has

  • The condition of the property they’re inspecting

  • Weather conditions may affect the length of time required to complete the home inspection as well

Taking all of these factors in mind, you may be waiting a little longer for a copy of the inspection report.  Just make sure that you choose an experienced professional who relies on the latest technologies and can provide the report on-site. Though there are plenty of home inspector services available, it is important that you work with a licensed and insured service.
